Top tips to rent your house quick

Ray White property management is constantly looking for ways to ensure that our property investor rental returns are performing at their best. We’ve assembled these sure fire ways to get your property leased quickly and maximise your rental returns in any market.

Use this 10 point checklist to ensure your agent is achieving the best possible results

  1. Great photos – Ensure you have quality photos for the property and scrutinise what’s in the photos. No taking pictures of toilets, passages and inside built-in robes, as an example!

  2. Improve the presentation – Ensure that the letterbox is kept clear, the lawns and gardens are kept neat and the inside of the house is kept looking fresh. Is there work needing to be done on the property that could get the right tenant? E.g new curtains or new linoleum?

  3. Be flexible with showing times – Private appointments during the week and after hours allow you to spend more time with prospective tenants so you can highlight the positives of your property and make them feel important.

  4. Get educated – Researchsimilar properties on the market that are also competing for that same tenant. How many similar properties are available right now? Are they being advertised for less rent than your own? A slight price adjustment may be necessary to ensure that over the long term you achieve the best return. Every week that your property is empty it’s costing you 2% of your annual return.

  5. Pet friendly – Being pet friendly opens up a larger pool of available tenants and as long as the induction process is solid, the risks can still remain low.

  6. Listed for sale – No one wants to rent a property that is listed for sale as the tenants have concerns that they will have to move again or have regular visits from prospective buyers. We recommend that if you want a tenant, remove the property from the sales market for a few months then once your new tenants are settled, relist back on the sales market.

  7. Cross promote other properties – Every real estate property management team should be cross promoting their available properties to ensure each successful tenant is moving into the property that specifically meets their needs. Recommend similar houses in the portfolio and open properties in a planned order so the tenants can see other options after the first open home.

  8. Utilise social media for marketing – Not just your own Facebook page but also geographically specific community and ‘buy-sell-swap’ pages. This is where people are. Go to them.

  9. Prospective tenant database – Keep a list of all prospective tenants and call them when a property becomes available and allow for private appointments as well as scheduled opens.

  10. Don’t compromise – Don’t take a bad or risky tenancy applicant just because you’re desperate – It will cost you more in the long run.
